Construction is nearing completion on the North Tower of Aria Reserve, a 62-story residential tower located at 725 Northeast 24th Street in Edgewater, Miami. The building was designed by Arquitectonica and developed by Melo Group. Melo Group also functions as a general contractor through its construction division. MORADA Haute Furniture Boutique is responsible for the interior design and ArquitectonicaGEO is responsible for the landscape architecture. The tower will produce 399 condominiums when completed.<\/p>\n

Much of the exterior is in place, with floor-to-ceiling glass and glass balcony railings surrounding much of the building. Although the tower’s volume is blockily rectangular, the bay-facing elevation gently curves at the corners, and the edges of the continuous balcony slabs introduce a subtle horizontal articulation across the fa\u00e7ade, giving the impression of a soft wave when viewed from the water. The blue protective film has been removed from the southern half of the glass, but the northern half remains covered. The remaining glass work is concentrated on the top floors, particularly the three-story penthouse apartment levels from floors 60 to 62, but final installation had not yet taken place when recent photos were taken. The first floor along Biscayne Bay and the lower portion of the podium are largely completed, with only minor work remaining.<\/p>\n\n

Residences are divided into four product levels. Panoramic Residences are located on floors 3 to 56, Skyview Villas are located on floors 47 to 56, Penthouse Residences are located on floors 57 to 59, and Tri-Level Penthouse Mansions occupy the top three floors from 60 to 62. Unit configurations range from one to four bedrooms, with ceiling heights of 10 feet to 12 feet, flow-through layouts, floor-to-ceiling windows, private elevators, bedrooms with private bathrooms, and terraces up to 11 feet deep.<\/p>\n

The amenity program totals more than two acres of indoor and outdoor space across the podium and waterfront levels. Planned amenities include a sub-Olympic pool, whirlpool spa, full-service spa, fitness center, yoga space, meditation garden, tennis and basketball courts, children’s play area, game room, projection room, co-working lounge, dining space overlooking the bay, and a private marina component.<\/p>\n

When completed, Aria Reserve will be the tallest waterfront residential twin-tower development in the United States. The site is located within Edgewater, one of Miami’s most active development corridors, and is close to Downtown Miami, Brickell, Wynwood, Midtown, and the Miami Design District. Nearby cultural institutions include the Adrienne Arsht Performing Arts Center, the Miami Perez Museum of Art, and the Philip and Patricia Frost Museum of Science. Delivery of the North Tower is scheduled for the second quarter of 2026.<\/p>\n

Mello Group also submitted plans to the City of Miami’s Urban Development Review Board in June 2025 for a third tower on the site, to be known as the Aria Reserve Sky Club. The proposed 49-story building would be located at 500 Northeast 24th Street, the last remaining parcel on the development site, and would include approximately 77,000 square feet of office space and 6,924 square feet of ground-floor retail, as well as approximately 430 condominium units. Arquitectonica is once again the architect of record. The project is still in the early planning stages and a construction start date has not been announced.<\/p>\n
